“Agreement made this sixth day of December in the Year of our Lord One Thousand Eight Hundred and Fifty eight between Ebenezer McLeod of the West River yeoman of the one part, William Fleming of the East River of the second part and John Culton of the East River yeoman of the third part as follows. The said Ebenezer McLeod in consideration of the rents and covenants hereinafter reserved and let forth doth demise lease and [to faneo?] let unto the said William Fleming and his assigns all that [farm?] lot of land with houses, buildings, and appurtenances situate at the Middle River of Pictou formally owned by the late Samuel Archibald and by his Will devised to his widow Catherine Archibald for her natural life the said Catherine being now the lawful wife of the said Ebenezer McLeod. To Have and to Hold the said farm and land with the appurtenances to the said William Fleming and his assigns for and during and unto the full end and tenure of five years from and after the first day of March next yielding and paying therefor the sum of Eighteen pounds per year payable half yearly.
And the said William Fleming and John Culton do and each of them doth covenant with the said Ebenezer McLeod and his assigns that he the said William Fleming shall during the said term of Five years and so long as he shall hold under this lease pay o the said Ebenezer McLeod and his assigns the yearly rent or sum of Eighteen pounds by half yearly instalments of nine pounds each on the first day of September next and half yearly thereafter and at the same rate for the [prosiorlion?] of any half year or less time during which he said demised premises shall have been held at the termination of this lease and that during said term and tenancy hereunder the said William Fleming and his assigns shall keep and maintain on said demised lands at least twelve head of cattle and apply the manure thereof to said land in a [husbandmanlike?] manner and in every respect use and cultivate said demised lands in a judicious and husbandmanlike manner.
Provided and it is agreed that if the said Catherine McLeod shall depart this life before the [socfiratin?] of the said term of five years this lease and the term thereby created shall end.
