This indenture made the twenty sixth day of June in the year of our lord one thousand eight hundred and eighty seven. Between Donald Gray of Cape John in the County of Pictou farmer and Margaret his wife of the first part and Alexander Gray of said Cape John farmer their son of the other part.
Witnesseth that for and in consideration of the sum of one dollar of lawful money of this Dominion to them in hand well and truly paid by the said Alexander Gray at or before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged and also the agreements said bill of maintenances hereinafter mentioned they the said Donald Gray and Margaret his wife have and each of them hath granted, bargained, sold, aliened, remised, enfeoffed and confirmed and by these presents do and each of them doth grant bargain, sell, alien, remise, enfeoff and confirm unto the said Alexander Gray his Heirs and assigns the following described lots of land. First that lot of land situate at Cape John on which the said Donald and Alexander Gray resides and abounded as follows. Beginning at high water mark at the eastern corner of Norman McKinnion’s land thence to run south thirty five degrees west four hundred rods, thence south thirty five degrees west four hundred rods, thence south fifty five degrees east forty five rods, or to the lands of William Ballie, thence north thirty five degrees east, four hundred rods more or less to the gulf shore thence following the courses of the shore to the place of beginning containing one hundred acres more or less. Second that other lot of land situate at Toney River in said County owned by the said Donald Gray on the 4th division of lot from the straits of the Northumberland abutted and bounded as follows, on the north by lands of Norman McKinnon on the west by lands of Robert Allan on the South by lands William Redmond and on east by lands of the late Richard Gammon containing one hundred acres more or less. Together with all and singular the houses, buildings, ways, watercourses, easements, privileges, and appurtenances to the said lots of land belonging or appertaining with reversion and reversions, remainder and remainders, rent, issues, and profits thereof and all the estate, right, title, interest, property, claim and demand, whatsoever at law in in equity of them the said Donald Gray and Margaret his wife in to or out of the same to have and to hold the said lots of land above described with all and singular the appurtenances unto the said Alexander Gray his Heirs and Assigns forever. It being situated and understood that the consequence is on the express condition that the following agreement and conditions above referred to be fully complied with and fulfilled by the said Alexander Gray. That is to say the said Alexander Gray will work the farm first mentioned being that on which the said Donald and Alexander Gray now resides in a good farming system and shall give half the produce thereof together with fuel unto the said Donald Gray and at the deceased of the said Donald Gray or Margaret his wife or any of them, then the one half of the increase of the farm shall cease and the survivor shall be maintained by an annual portion during life as follows seven hundred pounds of flour three hundred pounds of oat meal, sixty bushels of Potatoes, with fuel for one fireplace ready out at the house three course six sheets with feed for the same. It being understood that the said Donald Gray while recovering half the produce of said farm, shall assist the said Alexander Gray by hiring a man might in each year to cut the firewood.
Also that the said Alexander Gray is to give each of his sisters Maggie, Libby, Abigail, Isabella and Christy and Gray the sum of forty dollars, said sum to be paid in six years from the date of this instrument. He the said Donald Gray to have the sue of a horse during his life but before executing this instrument the above named Donald Gray reserves to himself and to his wife Margaret During their natural lifetime or the lifetime of the longest liver of them one half of the first named lot being the west side of the lot from front to rear together with the house the said Donald Gray now occupy and owners and half the farm also half the second named lot above described being the west side for his and her benefit and behoof while they five and at the deceased of the surviving parent then the whole lots above described to the property of the son the said Alexander Gray and his heirs forever.
In witness whereof the parties to these presents have hereunto their hands and seals subscribed and set the day and year first above written.

On this second day of July in the year of our Lord one thousand eight hundred and eighty seven before me the subscriber personally appeared Margaret Gray wife of the witness named Donald Gray who being by me examined apart from her said husband acknowledged and declared that she signed, sealed and executed the foregoing Deed of indenture, as her free act and deed without any compulsion from her said husband which I hereby certify.
