This indenture made the fifth day of August in the year of our Lord one thousand nine hundred and five between James Gunn of Hopewell in the County of Pictou and Province of Nova Scotia, Tanner and Minnie Gunn his wife and Jennet Carson also of Hopewell in the County and Province aforesaid and, widow of the one Part, and David Colie MacKenzie of Meadowville in the county and Province and aforesaid, farmer of the other part.
Witnesseth, that the said James Gunn and Minnie Gunn his wife and Jennet Carson for and in consideration of four hundred and fifty dollars of lawful money of Canada to the said James Gunn and Minnie Gunn his wife and Jennet Carson in hand well and truly paid by the said Daniel Collie MacKenzie at or before the sealing and delivery of these presents the receipt whereof is hereby acknowledged, hath granted, bargained, sold, aliened, enfeoffed, released, remised, conveyed and confirmed and by these presents doth grant, bargain, sell, alien, enfeoff, release, remise, convey and confirm unto the said Daniel Colie MacKenzie his Heirs and Assigns, All that certain lot piece or parcel of land situate lying and being at Scotsburn and bounded and described as follows, Beginning at the south east corner of land formed by the junction of the meadows called with the road leading from Pictou to the West Branch of River John thence westerly along the west Branch land six and a quarter roads to a stake, thence north four degrees east twenty and one quarter roads to a small poplar tree, thence east three roads to the meadow road aforesaid, thence southwardly along said road to the place of beginning containing ninety five roads more or less also that other lot of land form the above described lot, beginning at the north west corner of the above described lot of land, thence receiving northwardly in a direct line with the same until the said Meadow road until it strikes the north east corner of the above described lot of land, thence westward along the north line odd the above described lot to the peace of beginning, containing one acre more or less begging same lots of land did from Jennet Carson to James Gunn and Minnie Gunn his wife by deed dated October 29th AD 1894 and recorded at Pictou in Book 112 pages 755= 6&7
And the buildings, hereditaments, easements, and appurtenances to the same belonging, and the reversions, remainders, rents, issues, and profits thereof, and all the estate, right, title, interest, claim and demand of the said James Gunn and Minnie Gunn his wife and Janet Carson.
Of, in, or to the same TO HAVE and To Hold the said above granted and described land and premises, with the appurtenances unto the said Daniel Colie MacKenzie his Heirs and Assign forever. And the said James Gunn and Minnie Gunn his wife and Janet Carson for themselves and their heirs, executors, and administers, do and each of them doth hereby covenant with the said Daniel Colie MacKenzie his Heirs and Assigns; That they the said James Gunn and Minnie Gunn his wife and Jennet Carson have a good, sure, perfect and indefeasible estate of inheritance in fee simple in the said lands and premises and have also good right, full power and absolute authority, to grant and convey the same, in manner and form aforesaid according to the true intent and meaning thereof.
And also that the said Daniel Colie MacKenzie and his Heirs and assigns, shall and may at all times hereafter, peaceably and quietly hold and enjoy the said land and premises, with the appurtenances. Without hindrance or disturbance of, from or by the said James Gunn and Minnie Gunn his wife and Janet Carson or any person or persons whomsoever lawfully claiming the same, or any part thereof. And also that the said James Gunn and Minnie Gunn his wife and Jennet Carson and their heirs, the said lands and premises unto the said Daniel Colie MacKenzie and his Heirs and Assigns against the lawful claims and demands of all persons shall and will by these presents WARRANT AND forever defend.

Be it remembered that on this fifty day of August 1905 before me the subscriber, personally came and appeared Minnie Gunn wife of James Gunn mentioned in the foregoing indenture, who having been by me examined separate and apart from her said husband, did declare and acknowledge that she executed the said Indenture, as for her act and deed, freely and voluntarily, without fear, threat, or compulsion, of, from or by her said husband, and for a full release of all her claims to the land therein described.
