This indenture made the 26th day of December in the year of our Lord one thousand nine, hundred and twenty-three Between Micheal Langille of Hedgesville in the County of Pictou and Province of Nova Scotia and his wife Annie Langille of the one part, and John Langille of Hedgesville in the County and province aforesaid Farmer of the other part.
Witnesseth, that the said Micheal Langille and his wife for and in consideration of the sum of two thousand dollars of the Dominion of Canada, to the said Micheal Langille in hand well and truly paid by the said John Langille at or before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged, hath and each of them hath granted, bargained, sold, aliened, enfeoffed, released, remised, conveyed, and confirmed, and by these presents do an doth grant, bargain, sell, alien, enfeoff, release, convey unto the said John Langille and his Heirs, and assigned all that certain piece or parcel of land situate lying being in second division in Cape John in the county of Pictou abutted bounded and described as follows: beginning on the east side line of certain lot of land formerly owned by one Duncan McColl from chains and fifty links from the north eastern angle of said McColl’s lot thence south fifty five degrees east forty chains to the farm lot of one John McKenzie deceased thence south thirty five degrees west fifty chains to the lands formerly owned by one Stephan west thence north forty five degrees west forty chains to Canada to one Robert Sutherland and thence north thirty five degrees east fifty five chains the place of beginning containing three hundred acres more ore less together with all and singular the buildings, easements, tenements, hereditaments and appurtenances to the same belonging, or in anywise appertaining, with the reversion and reversions, remainder and remainders, rents, issues, and profits thereof, and all the estate, right title, interest, claim, property and demand bath at law and in equity of Micheal Langille and his wife of, in, to or, out of the same, or any part thereof. To have and to hold the said land and premises, with the appurtenances and every part thereof unto the said John Langille and his heirs and assigns to his and their sole use, benefit and behoof forever. And the said Micheal Langille for himself and his heirs, executors and administrators, do hereby covenant, promise and agree, to and with the said John Langille and his Heirs and Assigns in manner following, that is to say: That it shall be lawful for the said John Langille and his Heirs and assigns, from time to time, and at all times hereafter peaceably and quietly, to enter into the said Lands and premises, and to have, hold, occupy, possess and enjoy the same without the lawful suit hindrance, eviction, denial or disturbance of, from of by the said Micheal Langille or any person or persons whatsoever, lawfully claiming or to claim the same. And also that the said Micheal Langille hath a good, sure, perfect and indefeasible estate of inheritance in fee simple in the said Land and premises, and good right, full power and lawful authority to sell and convey the same in manner and form as they are hereby sold and conveyed and mentioned or intended so to be, and that the same are free from incumbrances.
And lastly that the said Micheal Langille and his heirs, the said Land and Premises, and every part thereof, unto the said John Langille and his heirs and assigns, against the lawful claims of all persons whomsoever , shall and will be these presents Warrant and forever defend.
