This indenture made this sixth day of April in year of our Lord, one thousand eight hundred and ninety two,
Between Barney Flynn of Pictou in the County of Pictou, Truckman, and Mary Ann Flynn his wife, of the first part, AND Maggie Ives, wife of Charles W. Ives of Pictou aforesaid, Merchant, of the second part,
Witnesseth that the said Barney Flynn and Mary Ann Flynn his wife for and in consideration of the sum of Four hundred Dollars of lawful money of Canada to them in hand well and truly paid by the said Maggie Ives at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged do and each of them doth hereby grant, bargain, sell, alien, enfeoff, release, convey and confirm unto the said Maggie Ives, her heirs and assigns.
All that certain lot of land situated at Ives’ wharf, so called, in the Town and county of Pictou,
Beginning at the North East corner of a red warehouse at present occupied by Charles W. Ives, and running Northwardly along the east line of property formerly owned by William Ives seventy six feet more or less or until it comes to a right of way leading from the lane running from water street to the harbour and appertaining to the property of the late William W. Glennie, thence westerly along said right of way thirty six feet more or less until it comes to the said lane leading form water street, thence southerly parallel to the first mentioned line of aforesaid red warehouse, and thence easterly to the place of beginning, together with the privilege of a right of way for horses, carts, vehicles, cattle and foot passengers, from Water Street along the Western side and extending t the Southern boundary tended so to be as the same is now used and enjoyed, together so to be as the same is now used and enjoyed, together with all and singular the houses, building, hereditaments, easements, and appurtenances to the same belonging, and the reversions, reminders, rents, issues, and profits thereof, and all the estate, right, title, interest, claim, and demand of the said Barney Flynn and Mary Ann Flynn his wife, of, in or to the same. TO HAVE AND TO HOLD the said above granted and described land and premises with the appurtenances, unto, and to the use of the said Maggie Ives, her Heirs and assigns forever. And the said Barney Flynn for himself, his heirs, executors and administrators, doth hereby covenant with the said Maggie Ives her heirs and assigns:- That he the said Barney Flynn hath a good, sure, perfect and indefeasible estate of inheritance in fee simple in the said land and premises and hath also good right, full power and absolute authority, to grant and convey the same, in manner and form aforesaid according to the true intent and meaning hereof.
And also that the said Maggie Ives and her heirs and assigns, shall and may, at all times hereafter, peaceably and quietly, hold and enjoy the said land and premises, with the appurtenances, without hindrance or disturbance of, from or by the said Barney Flynn or any person or persons whomsoever lawfully claiming the same or any part thereof. And also that the said Barney Flynn and his heirs, the said land and premises unto the said Maggie Ives, her heirs and assigns, against the lawful calims and demands of all persons, shall and will by these presents, WARRANT and forever defend.
IN witness whereof the said parties to these presents have hereunto their hands subscribed and seals set the day and year hereinbefore mentioned.

I certify, that on this 20th day of April A.D. 1892, before me, the subscriber, personally came and appeared Mary Ann Flynn wife of Barney Flynn, mentioned in the foregoing Deed, who having been by me examined separate and apart from her said husband, did declare and acknowledge that she executed the said Indenture, as and for her act and deed, without fear, threat or compulsion, of, from or by her said husband, and for a full release of all her claims to the land therein described.

I certify, that on this 20th day of April A.D 1892, John McRae subscribing witness to this deed, made oath before me that the same was signed and executed in his presence by therein named Barney Flynn and Mary Ann Flynn his wife.
