This Indenture made the first day of June in the year of our Lord one thousand eight hundred and thirty two between William George Cochrane late of Halifax in the province of Nova Scotia Esq of the one part and Thomas Lowden of Pictou in the district of Pictou and Province aforesaid Merchant of the other part witnesseth that the said William George Cochrane for and in consideration of the sum of two hundred and fifty pounds of lawful money of Nova Scotia to him in hand well and truly paid by they said Thomas Lowden at or before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged, hath granted bargained sold aliened released and confirmed and by these presnts doth grant bargain sell alien release and confirm unto the said Thomas Lowden his heirs and assigns forever all the estate right title interest property claim and demand which he the said William G Cochrane now hath or at anytime had or can or may claim either in hs own right or under certain conveyance from the heirs or devises of the late William Cochrane deceased and from the heirs of John Patterson deceased or otherwise howsoever into or out of all the land and premises hereinafter described being part of certain large tracts of land situate on the Harbour of Pictou in the said Province commonly known by the name of Cochranes Lands and whereof the said William Cochrane deceased was possessed and to which he claimed title in his lifetime and at his death and of which the said William Cochrane deceased in his lifetime cuased surveys and allotments for settlement to be made by Robert Patterson in the year 1803 and by Alexander Miller and David McLean in the years 1809 and 1810 and which land and premises hereby intended to the conveyed are more particularly described as all that certain lot piece or parcel of land situate lying and being on the north side of the harbour of Pictou aforesaid and abutted & bounded as follows beginning at high water mark at the southern point of a line distant fifteen rods east from the south east corner post of a garden belonging to the heirs of the late John Fraser Esq Thence north along said line eighty chains or to the rear line of certain lots of the front division of lots in the said harbour or in a line with the rear of a lot sold by the said William George Cochrane to John Patterson, thence west along the said rear line twenty five rods and a half to the east side of an intended road to be sixty feet wide taken off the lot now under description Thence south along the east side of the said intended road to the rear line or fence of a lot occupied by the heirs of the said John Fraser Thence by the boundaries of the said lot to the garden post before mentioned Thence by the several courses of the shore at high water mark to the place of beginning containing fifty acres more or less due allowance being made in running the said lines for varriation of the compass, the land herein before intended to be conveyed being the western part of a lot claimed by Messers Lowdens, and all that piece of land in the south side of the street in the town of Pictou leading to the estate of the late Hector M'Lean in the occupation of the said Thomas Lowden and whereon he has erected a barn together with all and singular the hereditaments and appurtenances belonging or in any wise appertaining to the coveyed and every part thereof and the reversion & reversions remainder & remainders retns issues and profits thereof to have and to hold the said land and premises hereby released or conveyed or mentioned or intended so to be and every part thereof with the appurtenances unto the said Thomas Lowden his heirs and assigns to his and there own use and behoof for ever And the said William George Cochrane for himself his heir executors and administrators doth hereby covenant grant promise and agree to and with the said Thomas Lowden his heirs and assigns in manner following that is to say that he the said William George Cochrane hath not done or suffered and will not do suffer and act deed matter or thing whatever whereby the said land and premises hereby intended to be released and conveyed or any part thereof is or are can or may be changed encumbered or in any manner affected in title charge estate or otherwise howsoever and also that the said Thomas Lowden his heirs and assigns shall and may at all times hereafter have hold occupy possess and enjoy all and singular the said land and premises hereby intended to be released and conveyed with the appurtances without the (least) such molestation interuption eviction or disturbance of him the said William George Cochrane or his heirs assigns or of the said John Patterson deceased or any of them or any person or persons claiming or to claim under him them or either of them in witness whereof the parties to these presents have hereto interchangeably set their hands and seals (the said William George Cochrane by James William Johnston his attorney duly appointed in this behalf, the day and year first above written
