This indenture, mad this eighth day of July in the year of our Lord one thousand nine hundred and thirteen
Between Alexander Fraser, of Trenton in the county of Pictou, farmer
Ephriam H. Humphreys of Trenton in the county of Pictou, Manufacturer, of the other part
Witnesseth, that the said Alexander Fraser for an in consideration of the sum of Three Hundred Dollars of lawful money of Canada to the said Alexander Fraser Ephriam H. Humphreys in hand well and truly paid by the said at or before the sealing and delivery of these presents the receipt whereof is hereby acknowledged, hath granted, bargained, sold, aliened, enfeoffed, released, conveyed, and confirmed and by these presents doth grant, bargain sell alien, enfeoff, release, remise, convey and confirm, unto the said Ephriam H. Humphreys his.
Heirs and Assigns ALL that certain lot, piece or parcel of land, situate, ling and being in the town of Trenton in the county of Pictou, bounded and described as follows: Beginning on the northeastern margin of Pleasant corner of lands of Robert Royals, and running thence north-easterly along the eastern line of Robert Royles and Ephriam H. Humphreys lands one hundred and sixty one feet more or less to a post; thence southwesterly parallel to Fraser Street as demarked on said plan and along the western line of lands of Alexander Fraser and William A. Cameron one hundred and sixty one feet more or less to the northeast boundary of Pleasant Avenue on hundred and fifty feet to the place of beginning. The said lands being lots Nos. 1, 2, and 3 as indicated on the said plan so made by Albert McKeen for Alexander Fraser, and the buildings, hereditaments, easements and appurtenances to the same belonging, and the reversions, reminders, rents, issues, and profits, thereof and all the estate, right, title interest, claim and demand of the said Alexander Fraser of, in, or to the same TO HAVE and TO HOLD the said above granted and described land and premises with the appurtenances unto, and to the use of the said Ephriam H. Humphreys his Heirs and Assigns forever. AND the said Alexander Fraser for himself his Heirs, Executors, and Administrators, covenant with the said Ephriam H. Humphreys his Heirs and Assigns: That he the said Alexander Fraser hath a good, sure, perfect and indefeasible estate of inheritance in fee simple in the said lands and premises and hath also good right, full power and absolute authority to grant and convey the same, in manner and form aforesaid according to the true intent and meaning thereof.
AND also that the said Ephriam H. Humphreys and his Heirs and Assigns, shall and may at all times hereafter, peaceably and quietly hold and enjoy the said land and premises with the appurtenances without hindrance or disturbance of, from or by the said Alexander Fraser or any person or persons whomsoever lawfully claiming the same, or any part thereof. And also that the said Alexander Fraser and his Heirs, the said land and premises unto the said Ephriam H. Humphreys his Heirs and Assigns against the lawful claims and demands of all persons shall and will by these presents WARRANT and forever defend
