“This indenture made this twenty-six day of February in the year of our Lord, one thousand eight hundred and ninety two, Between Edward MacLean of West River, in the County of Pictou and Province of Nova Scotia, farmer, and Ellen MacLean his wife, of the first part, And Alfred MacLean of West River in the County and Province aforesaid, Farmer; and Theodore MacLean of the West River in the County and Province aforesaid, farmer, of the second part. Withnesseth that the said Edward MacLean and Ellen MacLean, his wife, for and in consideration of the natural love and affection which they have for the said Alfred MacLean and Theodore MacLean, and the further consideration of a Bond, or Obligation in Writing bearing even date with this Indenture made between the said parties to theses presents and conditioned for the maintenance and support during their natural lives of the said Edward MacLean and Ellen MacLean, his wife, by the said Alfred Maclean and Theodore MacLean as will more fully appear by reference to the aid bond and the further consideration of one dollar of lawful money of Canada to the said Edward MacLean in hand and truly paid by the said Alfred MacLean and Theodore at or before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged,  They the said Edward MacLean and Ellen MacLean, his wife, have and each of them Hath granted, bargained, sold, aliened, remised, released, enfeoffed, conveyed and confirm unto the said Alfred MacLean and Theodore MacLean.

            All hose two certain lots pieces and parcels of land described as follows; Viz: First all that certain lot of land lying and being in the Philadelphia Grant (so called) on the westernmost branch of Pictou Harbour, about five miles above the head of the tide; Beginning at a stake and pile of stones on the bank of the West River, running from thence south thirty-six degrees East fifty-four rods unto the top of the bank of the upland – thence southwesterly along the top of said bank sixty rods to a stake and stones – thence southeast two hundred rods – thence South-west eighty-nine rods – thence Northwest unto the sand river – thence the different courses of the said river to the place of beginning, containing on hundred and thirty acres more or less being the same lot of land conveyed by the father of one John MacLean by deed bearing the date the 18th day of July 1797 and conveyed by the said John MacLean to the said Edward MacLean by deed bearing date 29th day of January, 1836, as by reference to the said two deeds will more fully appear.

            Second, All that lot of land situated on the East side of the West River aforesaid described as follows; beginning at the junction of a of a small brook with John MacLean’s saw-mill brook, about forty rods East from the southeast angle of a thirty acre lot deeded by the above named John MacLean to Alexander Fraser, Merchant, in the year 1835, and to run thence south twenty degrees West up said small brook ninety rods, thence west one hundred and one rods to a tree marked F. M. thence North twenty-nine rods to a hemlock tree marked I.S., thence along the foot of the bank of the said Mill Brook to the place of beginning, to contain forty-five acres more of les, being the same lot of Land and premises conveyed by on John Porter and Jane Porter, his wife, to the said Edward MacLean by deed bearing date the 14th day of May 1861, and recorded in the registry of Deeds at Pictou, in Book 48 page 43rd.

            Together with all and singular, the houses, buildings, ways, waters, water-courses, easements, privileges and appurtenances to the said two lots of land as above described, belonging or in any wise appertaining and the reversion and reversions, remainder and remainders, rents, issues and profits thereof, and also all the estate, right, title, interest, property, claim and demand both at law and in Equity of him the said Edward MacLean and of her, the said Ellen MacLean, his wife, in right of dower or otherwise of, in, to, or upon the same, to Have and to Hold the said two lots of land and premises with the appurtenances and every part thereof unto the said Alfred MacLean and Theodore MacLean, their, and each of their heirs, forever. And the said Edward MacLean for himself his heirs, executors and administrators, doth hereby covenant with the said Alfred MacLean and Theodore MacLean their and each of their heirs, executors, administrators, or assigns that he the said Edward MacLean at the time of executing these presents and stands seized and possessed of a good and sufficient estate in [fee simple?] of and in the said two lots of land and premises with the appurtenances hereinbefore described and conveyed and that he hath good right full power and lawful authority to convey the same in manner and form as the same are herein and hereby conveyed, and that he and his heirs the said two lots of land and premises with the appurtenances unto the said Alfred MacLean and Theodore MacLean, their and each of their heirs and assigns against all lawful claims and demands shall and will by these presents warrant and forever defend:
