This Indenture made in the eighteenth day of March in the year of our Lord one thousand nine hundred and sixteen between John L M Tait of Moncton in the County of Westmoreland and Province of New Brunswick, Droughtsmans, and Jean Strang Tait, his wife of the one part, and Lewis McGregor of New Glasgow in the County of Pictou and Province of Nova Scotia of the other part, witnesseth, that the said John L M Tait and Jean Strang Tait for and in consideration of the sum of four hundred and seventy five dollars of lawful money of Canada to the said John L M Tait and Jean Tait in hand well and truly paid by the said Lewis McGregor at or before the sealing and delivery of these presents the receipt whereof is hereby acknowledged, have granted bargained, sold, aliened, enfeoffed, released, remised, conveyed and confirmed and by these presents do grant, bargain, sell, alien, enfeoff, release, remise, convey and confirm unto the said Lewis McGregor and his heirs and assigns, all that certain lot piece or parcel of land situate lying and being at said New Glasgow and bounded and described as follows beginning on the Western margin of Brookside Avenue at a point one hundred and one feet distant northerly from an iron fir* at the south eastern angle of lands of one Joseph S McKay and running from said point westerly along the northern line of said Joseph S McKays land one hundred feet. Thence north easterly and parallel to said Brookside Avenue. Fifty feet or to a stake, thence south easterly and parallel to the northern line of said Joseph S McKays land or until it comes to the western margin of said Brookside Avenue, thence southerly along the western margin of said Brookside avenue fifty feet or until it comes to the place of beginning containing five thousand square feet of land be the same more or less and buildings, hereditaments, easements and appurtenances to the same belonging and the revisions, remainders, rents, issues and profits there of, and all the estate, right, title, interest, dower claim and demand of the said John L M Tait and Jean Strang Tait of, in or to the same to have and to hold the said above granted and described land and premises with the appurtenances unto, and to the use of the said Lewis McGregor and his heirs and assigns forever and the said John L M Tait for himself his heirs, executors and administrators, does hereby convenant with the said Lewis McGregor his heirs and assigns: That he, the said John L M Tait has a good, sure, perfect and indefeasible estate of inheritance in fee simple in the said lands and premises adn has also good right, full power and absolute authority to grant and convey the same in manner and form aforesaid according to the true intent and meaning thereof.
And also that the said Lewis McGregor and his heirs and assigns, shall and may at all times hereafter, peaceably and quietly hold and enjoy the said land and premises with the appurtenances, without hindrance of disturbance of, from or by the said John L M Tait or any person or person whomsever lawfully claiming the same, or any part thereof. And also that the said John L M Tait and his heirs, the said land and premises unto the said Lewis McGregor his heirs and assigns against the lawful claims and demands of all persons shall and will by these presents warrant and forever defend.
